Understanding Your Home Inspection
A professional home inspection is a visual, non-invasive examination of your property. We follow the CAHPI National Standards of Practice to ensure you get a clear, consistent report on the state of your home.
What We Do (Our Responsibilities)
Examine: We visually inspect accessible systems and components throughout the home.
Report: We highlight significant deficiencies or items that are nearing the end of their service life.
Explain: We describe the implications of what we find so you understand the "why" behind the report.
Recommend: We suggest next steps, such as repairs or further evaluation by a specialist.
Document: If something is present but we cannot inspect it, we will note it and explain why.
What We Don’t Do (Important Limitations)
It is important to understand that a home inspection is not a technical guarantee or a warranty. Please keep the following in mind:
No "Hidden" Defects: We cannot see behind walls, under floors, or inside concealed spaces.
No Code Checks: We do not determine if a home meets specific municipal codes or laws.
Safety First: We will not enter areas that are hazardous or move heavy furniture, personal belongings, or debris.
Normal Operations Only: We only test systems using normal, everyday controls. If a system is shut down or inoperable, we will not force it to turn on.
Excluded Items: Standard inspections do not cover:
Underground items (like storage tanks)
Environmental hazards (pests, mold, toxins)
Decorative items or detached buildings
Pools, spas, or recreational equipment
